How Much Will I Actually Walk Away With? Understanding Seller Net Proceeds
Quick answer
Your sale price and your take-home amount are two different numbers. A seller net sheet helps estimate the costs and payoffs between contract price and proceeds.

How Much Will I Actually Walk Away With?
A $400,000 sale does not mean a $400,000 check.
Before listing, sellers should understand the difference between sales price and estimated net proceeds.
Items That May Affect Seller Proceeds
Depending on the transaction, deductions may include:
- Mortgage or home-equity payoff
- Real estate brokerage compensation
- Attorney, settlement, recording, or document-related costs allocated to the seller
- Property-tax prorations
- HOA or POA fees, transfer charges, or assessments
- Agreed repairs
- Seller-paid concessions or credits
- Liens, judgments, or other required payoffs
- Home warranty or other negotiated seller expenses
- Moving or possession-related costs outside closing
Not every transaction has every item.
Why I Like a Seller Net Estimate Early
If you are selling to:
- Buy another home
- Pay off debt
- Relocate
- Downsize
- Divide proceeds
- Fund a future purchase
then the amount you expect to keep can affect the entire plan.
The Net Sheet Is an Estimate
A preliminary seller net sheet is not the final closing statement. Payoff figures, taxes, negotiated terms, repairs, and closing adjustments can change.
But an estimate is still extremely useful because it helps us plan with realistic numbers before you commit to the next move.
Selling and Buying?
If your sale proceeds will become part of the cash for your next purchase, we need to coordinate the real estate timeline carefully. If mortgage financing is involved, the financing review is handled separately through the lender you choose.
Take the Seller Readiness Check.
Estimated proceeds are for planning only. Final proceeds are determined by the actual transaction, closing figures, payoffs, and contractual obligations.
