Thinking About Selling? 7 Things to Get Right Before You List

Quick answer

The work you do before the listing goes live can affect how quickly your home sells and how much you walk away with. Selling well starts before the sign goes in the yard.

Thinking About Selling? 7 Things to Get Right Before You List

Selling your home is more than putting a sign in the yard and uploading photos.

The work you do before the listing goes live can affect how quickly the home sells, how buyers respond, and how much negotiating power you have later.

Here are 7 things I want sellers to think about before we list.

1. Price It Based on the Market, Not Emotion

What you paid for the home, what you need to make, and what your neighbor says their house is worth are not the same thing as current market value.

We need to look at recent comparable sales, current competition, condition, location, upgrades, and what buyers are actually responding to.

The goal is not to pick the highest number.

The goal is to position the home correctly.

2. Fix the Things Buyers Will Notice Immediately

You do not necessarily need a full renovation.

Sometimes the best return comes from simple things:

  • Fresh paint
  • Touch-up repairs
  • Caulk and grout
  • Updated light fixtures
  • Clean landscaping
  • Pressure washing
  • Decluttering
  • Replacing broken or worn items

Small details can change the way a buyer feels about the entire house.

3. Do Not Hide Known Problems

If there is an issue with the roof, HVAC, moisture, septic, well, structure, or another material condition, we need to address disclosure requirements correctly.

Trying to hide a problem usually creates a much bigger problem later.

4. Make the Home Easy to Show

Buyers often have limited schedules.

The easier your home is to access, the more opportunities we have to get qualified buyers through the door.

That does not mean you lose control of your home.

It means we create a showing plan that makes sense before the listing goes active.

5. Understand Your Actual Proceeds

The sales price is not the same thing as the amount you walk away with.

A seller may have expenses such as:

  • Mortgage payoff
  • Real estate commissions or compensation
  • Attorney or closing expenses
  • Property taxes or prorations
  • Repairs
  • Seller credits
  • HOA-related fees
  • Liens or other payoffs

Before listing, I like sellers to understand the estimated net, not just the asking price.

6. Prepare for Inspection and Appraisal

Even after you accept an offer, the transaction is not finished.

Depending on the buyer and financing, there may still be:

  • Home inspection
  • Termite inspection
  • Well and septic evaluations
  • Appraisal
  • Repair negotiations
  • Insurance questions
  • Title issues
  • Loan conditions

A strong listing strategy includes thinking ahead to what could affect the transaction later.

7. Presentation Matters

Photos matter.

Cleanliness matters.

Lighting matters.

Furniture placement matters.

And yes, the way the home smells when buyers walk through the door matters too. 😂

You only get one first impression when the listing hits the market.

I want that first impression working FOR you.

My Job as Your REALTOR®

My job as your REALTOR® is not simply to put your home on the MLS.

It is to help you prepare it, position it, market it, negotiate it, and protect the transaction all the way to closing.

If you are thinking about selling, even if you are a few months away, that is actually a great time to start the conversation.

We can figure out what is worth doing before you spend money on things that may not improve your sale.
